Real estate moves quick, and buyers scroll even quicker. Good media is how a listing earns more than half a second of attention. Here are ten tips we give agents all the time, pulled from what actually works on the shoots we run every week.

1. A Picture Is Worth a Thousand Words
Sharp, well lit photos that show off what makes the house special. That's the whole assignment, and it's harder than it looks. If you can, hire someone who shoots houses for a living. Professional real estate photography is the backbone of every listing we work on because it's what stops the scroll and gets the showing booked. Every photo should be edited cleanly too, with distractions pulled out and colors true to life. A photographer who knows lighting, composition, and editing will make the same house look like a different property.
Quality matters, but so does personality. Photos that suggest a story help buyers picture their own life in the space. Morning coffee at the sunny kitchen counter. A quiet night by the fireplace. Those little moments are what make a listing stick in someone's head, and they're why a small investment in photography changes how the whole property reads.
2. Virtual Tours Boost Engagement
Virtual tours let buyers walk the house from their couch, and they'll spend far more time doing it than they would flipping through photos. They've become standard for a reason: not everyone can make a showing, and a tour keeps those buyers in the game. We shoot 3D tours at Beyond All Media, and listings that have them hold attention longer and draw more serious inquiries.
A good tour is more than visuals, though. Point out what matters as you go: the corner that would make a great office, the backyard built for cookouts. You're not just showing square footage. You're giving buyers a reason to imagine living there, and that's what moves a maybe to a showing.
3. Create Engaging Video Walkthroughs
Video does what stills can't. A walkthrough shows how the house flows, how light moves through it, how the kitchen opens to the living room. That's the stuff buyers can't get from a photo set, and it's why listings with video hold attention longer. Keep it steady, keep it short, and let the house do the talking.
4. Harness The Power of Drone Footage
Drone footage gives you the shots nothing else can: the whole property in one frame, the lot lines, the neighborhood, the treeline behind the yard. For homes with acreage or a view, aerials are the difference between telling buyers about it and showing them. A slow pass over a green backyard or a sunrise over a waterfront horizon gets a reaction that ground level photos just don't.
5. Write Descriptive and Compelling Headlines
Write headlines that say something. 'Beautiful 3 bedroom house' tells a buyer nothing. 'Stunning 3 bedroom home with panoramic views' gives them a reason to click. Lead with the feature that makes the property different, and pick words that are specific instead of just pleasant. The headline sets the tone for everything that follows it.
6. Use Social Media to Your Advantage
Put your listings where the buyers already are. Instagram and Facebook can get a property in front of people who would never see the MLS. Reels and TikTok are built for quick, punchy property clips, and Facebook works well for live tours and Q&A sessions. Good captions plus strong visuals will beat a bigger budget spent on weak ones.
7. Highlight Local Attractions
Buyers aren't just buying the house. They're buying the ten minute drive to work, the school district, the coffee shop around the corner. Call out nearby parks, restaurants, and shopping in your listing copy. That context can tip a decision, especially for buyers coming from out of town who don't know the area yet.
8. Include Floor Plans
Floor plans answer the question photos can't: how does it all fit together? They give buyers the bird's eye view of the layout, which helps a lot with unconventional spaces. And they invite planning. Once someone starts mentally placing furniture or turning the spare room into an office, they're already halfway moved in.
9. Optimize for Mobile Viewing
Most buyers are searching on their phones, so your listings need to work on a small screen. Fast load times, easy navigation, photos and video that look right on mobile. If a listing is clunky on a phone, buyers won't fight through it. They'll just move on to the next one.
10. Keep Your Listings Up To Date
Don't let a listing go stale. Fresh photos, updated open house dates, notes on recent work: all of it signals the property is active and worth a look. Even a seasonal photo refresh can change how a listing feels. Buyers notice current information, and that transparency builds the trust that turns interest into offers.
