Selling a Richmond Home in the July Heat: Summer Listing Tips That Actually Help

July in Richmond is not subtle. It's 95 by lunch, the humidity sits on you like a wet towel, and every lawn in Henrico is fighting for its life. And yet summer is still one of the busiest selling windows of the year. Families want to close before school starts, relocation buyers are on a deadline, and anyone touring houses in this heat is serious. Nobody browses open houses at 98 degrees for fun.
The light is brutal, so schedule around it
Summer sun in Virginia is harsh from about 11 to 4. Shadows go hard and black, white siding blows out, and the front of the house ends up half glare, half cave. When we shoot exterior-heavy listings in July we push them to early morning or late afternoon whenever the schedule allows. The same house honestly looks like a different property at 8am versus 1pm. If your photographer offers a morning slot, grab it. Your grass photographs greener before the heat flattens it, too.
Outdoor spaces are the headline right now
Buyers touring in July are picturing cookouts, not cozy fires. A deck, screened porch, patio, or pool is a lead feature this time of year, so treat it like one before the camera shows up.
Water the lawn for a week or so before the shoot. Brown patches read worse in photos than they do in person.
Stage the outdoor furniture like someone actually lives there. Cushions on, umbrella up, grill cover off.
Hide the hose, the sprinkler, the kiddie pool, and the trash cans.
If there's a pool, have it cleaned the day before. Cloudy water is not something editing can fix.
Keep the inside cool and bright
Crank the AC an hour before the shoot. It keeps the photographer moving fast, and more importantly it keeps windows from fogging when the outside humidity meets cool glass. Open the blinds, turn on every light, and let the rooms feel airy. Summer buyers walk in from the heat wanting the house to feel like relief, and the photos should promise exactly that. Summer buyers move fast, so the media should too
A lot of July buyers in Richmond are relocating from out of state, shopping from a laptop two time zones away. They decide which houses even make the tour list based on the photos, the video, and the floor plan. Aerials earn their keep here as well. Shade trees, a big lot, or a short hop to the river are exactly the things a drone shows and a ground photo can't. If a listing has any of that going for it, show it.
